@Jeff Kehl Great point. I have one financed duplex in NY. The appreciation can be great, but the cash on cash is quite low. More units and the same amount of rent will require more labor I imagine which will therefore require you to have someone with experience. @Marc C. made a great point. Property manager will be #1 on the list

I currently own 10 SF homes all financed Via Freddie and Fannie on 30 year low interest notes which are doing fantastic. My next goal is to get into a 30-60 unit building. I have heard management on this "low" number of units for an Appartment community can be extremely difficult. Has anyone dealt with a professional management company with this little amount of units for an Appartment building and how has your experience been?

I bought a 2 unit as my first and it was great. Good rent to value ratio. The most important key is the management. That will either make it great or not so great of an investment. How good of an investor are you is the question....

How do you find appartment community (50+ units) management companies? I'm specifically looking in Dallas, Atlanta and Phoenix. I have done a few google searches but it seems to find many residential management companies.
