We don't have city inspections in my city, but I've been changing out my old fixtures with the LED ones. No more missing light bulbs on move out, plus I think the tenants like them for the energy savings. 

I like the led under cabinet lights too. 

I've recently started doing this. Use long screws, screw the board into the studs, then attach the towel rod onto the board. That way when they do chin ups from it you won't be left with holes in the dry wall.

pull the carpet and paint with oil base Kilz. I've done several this way and the odor is gone. 

I have 4 units with a shared yard. I inherited 2 tenants with dogs(total of 7 dogs). They both have year leases that I also inherited. The leases don't have a pet clause or anything about the consequences of not picking up dog waste. I've spoken to both of them several times about picking up poop every time their dog poops. The tenant that has 4 dogs does go around the yard with a pooper scooper several times a week picking up poop. The other tenant with 3 dogs I don't think picks up after her dogs ever. I've seen them in the yard a lot unattended. So now it's mowing season and there's dog poop everywhere in the yard that I mow. I'm extremely mad about the poop in the yard. Not sure what to do all summer. Their leases expire in September.

Vinyl plank is the way to go. I get mine from Lowes. They have 2 brands Shaw 1.99 sq ft and another I recently used that was $1.72 sq ft. Watch a few YouTube videos on how to install. It's super easy to put down. 

I buy a lot of pre-1900 buildings so I do agree with refinishing the hardwood floors if possible. If I can't I paint them with porch and floor paint. 

I will never install carpet in a rental again. I use the vinyl plank in the bedrooms too, the tenants can put down a rug if their feet are cold. Vinyl plank in the bathroom and kitchen too. 

I've used Cozy for almost a year to collect rent. I love it and encourage all my tenants to use it. Yes, it does take about 5 days for the money to show up in your account, but once you get use to that it's great.

I don't like white for the walls. I think it looks too sterile. I've been using Skyline Steel from SW with Folkstone for the trim. Usually paint the bathroom in recycled glass color.

I do open houses but I screen first. I'll usually have them for 2 hours on a weekend afternoon. It has saved me a lot of time this way.
