@James Fisher it's held up wonderfully. My tenant has been in there since the end of October, has two dogs and there's not a scratch to be seen. 

99% of my rentals are better than the house I live in. I'd rather spend the money on what makes me money.

No swimming pools of any kind. Including kiddie pools.

I've been using Cozy and love it. It's free for me and my tenants. For the tenants that don't want to use cozy, I've set up a checking account, given them deposit slips. They txt me when they've made a deposit and I transfer the money to my main account. Also I told them that the deposit receipt is their receipt. So much easier than driving around collecting rent.

yes, I use Facebook to advertise my rentals along with my fb business page. I get lots of responses.
