For those of you that have coin-op machines do use tokens or actual money to operate them?

I allow pets in my rentals. I can charge an extra $50.00 a month for them. I don't  discriminate on size or breed of dog. Most landlords in my area don't allow pets, so my tenants seems to stay longer. 

I am working on revising my rental agreement pet policy. I always seem to find something that I haven't thought about. For example; properly disposing of pets waste. 

I've had some horrible experiences with pets in the past, specifically cats. So far I don't have any tenants with cats.

I've got fleas in a vacant apartment building. I've tried flea bombs. I'm looking for a spray i can put in my sprayer that kills on contact. I know I'll have to spray again in two weeks to kill any that have hatched. This building is a complete remodel so not worried about damaging anything.

For those of you that accept dogs, how do you deal with dog waste in the yard? What does your contract say?

i think with Facebook and the Internet it's fairly easy to find anyone's address and phone number. I have my cell phone and home address listed on my fb business page. I also have one renter that comes to my home every month to pay. I give my renters my cell number. I want them to be able to reach me anytime for an emergency. They either text or call. If they call I usually let it go to vm, I'll listen and decide if it's an emergency or not. 

I only do applications on-line through Cozy.co they won't have your home address.

Yes I've used them for tenant application, background check and credit check. Love it! I plan on continuing to use them.

1. What day rent is due

2. Late fee: when is rent considered late and how much your late fee is

3. How you are going to collect rent. Cash, money order, check( I personally don't accept checks, wastes too much of my time if the check is no good) on-line payments( my preference) 

4. Security deposit is not to be used as last months rent. It's illegal in my state( Indiana) 

That's just a few of mine.
