I agree with getting the contractors discount. Sherwin Williams can add the street address to their computer, that way if you forget what color you need they can look it up. 

I use their Property Management brand of paint. Only comes in 5 gallon buckets. I quite happy with the coverage and durability. 

It also helps to make friends with the employees at the paint store. They can let you know of upcoming sales.

I have had excellent results posting to Facebook rental groups. I posted my 3/1 house on Saturday and already have 10 qualified family's. Not to mention about 25 inquiry's. 

I also have a Facebook page for my rental property. I post current projects with before, during and after photos so people can see the quality I put into my rentals. I'll also post interesting articles on being a good tenant.

Walls are Repose Gray. Doors and trim are Folkstone. Both by Sherwin Williams. I've done one house with this color scheme and now this apartment. My current renter of the house says she gets compliments all the time on the house.

If it has a yard, I would make it very clear that they are responsible for mowing and weedeating. Also include either how often to mow or that the grass can't exceed xxx inches. Tell then how much you will charge if you have to have someone come mow the grass. I don't let my tenants trim any bushes or trees. I do that. Do they need to rake leaves and properly dispose of them in the fall? Can they plant flowers/trees or bushes? 

If you allow pets put in there that dog waste must be picked up and properly disposed of. Ex: every week Also if they have a cat, no cat litter can be dumped in the yard. 

No swimming pools. They are a liability and kill the grass. 

No non-running vehicles.

Tell them where the trash goes. Explain that it goes in a trash can or dumpster( whichever one you have) this keeps animals from scattering it all over the yard. 

If they smoke be sure to put in that cigarette butts don't get thrown in the yard.

I keep seeing people refer to their property as A,B,C, D properties or neighborhoods. Where do I find this info about my properties?

I use Cozy.co  I love it and so do my tenants.

I use cozy for applications. No paper ones. Then after pre-screening I can request them to get a background/credit check. 

Also I like to have an open house. I set the time, usually a weekend afternoon from 1-4. Schedule them every half hour. 

One other thing I do is I have a Facebook page for my business. It's free advertising. I post things like houses I'm fixing up, before,during and after pics. I'll also post pics of my contractors, paint colors and ask which they like. I think it creates an interest in the property before I'm ready to rent. I get lots of people asking to be put on the list when it's ready to rent. I also advertise on my page when I've got a vacancy. 

I advertise my vacancies in two places: Cozy and Facebook rental groups.
