This is the one I use, I print it on bright yellow or orange paper, tape it to the front door and take a picture. Can we send a 7 day notice to quit? All the landlords I know use the 10 day

These are a few things I do.

1. I put a gfi outlet with a nightlight in the bathroom. $15.00 from Lowes

2. In the bedroom I change out an outlet for one that has a usb charger in it. 

3. Led under cabinet lighting. They are pretty cheap fro. A big box store. 

4. I use the cheapest sticky tiles I can find and put them in the cabinets under the sink, then caulk around the edges. It makes it a whole lot easier to clean. 

5. If I have a mud room or back porch, I'll hang some hooks for coats, leashes, bags etc...

6. If I am replacing a light fixture I'll put in a led one. No light bulbs to change and the tenants can't take the light bulbs when they move. 

7. Solar powered motion detector outside lights. 35.00 from the big box store. These are great for a dark walkway, the back porch or where you need some added light. 

I'm trying to stand out as a landlord. I want tenants to tell their friends about how nice my places are.

@Mark Douglas I haven't used the "accept applications" feature yet. I've used Cozy's in the past and liked it.

I've just started using Rentec Direct for my 14 doors. You can pay vendors, collect rent, keep track of expenses etc.. I'm paying $15.00 a month. I love it! 

Yes, to Landlord Locks. I'm gradually switching all my units to them. I love having 1 master key. 

Also have in your lease/contract about when you issue notice to quit for non-payment and stick to it.

@Gail K. the tenants can take the hard wired smoke alarms apart. I don't know why they do that, but they do. In Indiana the landlord has to have the tenants sign when they move in that smoke alarms are in place and functioning.

4' ladder for $19.99 and shelving for my storage/hoard garage. My 2017 goal is to get that garage organized so I can 1. Walk through it without having to climb over things and 2. So I can find things easily. 

@Lane Mobley This is the first apartment I've put it in. The flooring person at my Lowes said another landlord with over 20 units has started putting it in all of his apartments. Reviews were great. I paid 1.99sq ft I plan on using it in all of my rentals, if I need too. I mainly buy old (1850's & up homes) 

This is the click and snap stuff. Super easy to put down. Watch some YouTube videos. 

I just can't do carpet anymore. I pulled some of the smelliest pet urine smelly carpet out of another unit this week. Luckily the original old hardwood floor is in great shape.

Stephanie the vinyl plank flooring is super easy to put in yourself. Watch a couple of YouTube videos first. Also wouldn't hurt to learn how to repair plumbing using pex. I replumbed an apartment by myself using pex and am getting ready to do another. YouTube is your friend.
