why do you think they will pay rent next month? I would go ahead with the eviction and then get tenants that are going to pay every month on time. 

No inside furniture outside. C neighborhood, tenants had couch and loveseat in the backyard, using it as lawn furniture. 

curtains or mini blinds are the only acceptable window coverings. I've had them hang blankets, cartoon sheets, they've put up trash bags, aluminum foil, newspapers. 

The only things allowed on porches and balconies is potted plants and furniture designed for outside use. I've had tenants use porches and balconies as additional storage, collection point for garbage bags, grilling area, and laundry drying( that they never seemed to bring in) 

No vehicles parked in the yard. 

No changing oil on the lawn or driveway. 

Today as I was staining some trim boards in the back of one of my rentals, I see a man in a uniform standing in the yard looking at the house. I asked him what he was doing, he said "I'm installing internet " for these people. I'm taking "these people" to eviction court in 6 days! Why aren't they spending their money on another place to rent?

Water leaks- pex is very easy to work with. 

I'm evicting a tenant for non-payment of rent. Here's a few of his reasons why he can't pay.  Sick all week with influenza and the damaged nerve in his tooth causing headaches all week. He didn't know I saw him getting out of his car carrying groceries. Here's another one he used,  my sister isn't doing good at all I had to go see her in the hospital last weekend. I looked at the sisters fb page, looks like she was fine. 

I gave him a 10 day notice to pay or quit.  I get a text message saying "is there anything we can do to keep from getting kicked out" yeah pay your rent 

Then I get a text from saying"  I know you want us to move out and we're looking for a new place to stay. Give us back our security deposit and we can make this happen faster " I just ignored him. 

Then he emails and wants to schedule a walk through before moving out so they can get the deposit back, because they need it to put down on another place. I email back, Sure we can schedule a walk through when you are moved out, the house is clean and I have the keys back. 

I use both, depending on what kind of deal I can get. 

Habitat restore I got a used flat top convection oven for $150.00 I spent $25.00 to replace the terminal connection. 

Last Saturday my Lowes was getting ready for inventory. They had a $1,500 flat top convection oven that was dented on the side. It was already reduced to $800.00 I got it for $200.00

There are a couple of ways to go here. 

1. Write in your lease that the only acceptable window coverings are either curtains or mini-blinds. 

2. You could install curtain rods, let the tenants buy and hang curtains. 

3. Buy the cheap 1" mini-blinds and put them up. Be prepared for them to be damaged within one week of move in, the tenant won't replace them. 

4. This is what I've been doing. I install double rods on all windows, then I buy the cheap curtains from the Dollar Store( they often have 50% off sales) I stock up. I've also been buying curtains on the fb buy, sell, trade groups. I'll put my curtains up, then tell the tenant that they can keep my curtains up or change them out to curtains of their choosing, but I get mine back to use elsewhere. 

I use to use the cheap 1" blinds ($5.00) but within one week of move in they would be broken, never to be replaced until I did it at move out. 

2 rentals ago I started using the better 2" vinyl wood look blinds. I think they look classier and so far no one has broken the blinds. 

I usually do curtains and blinds. That way when the place is vacant you can close them and people can't see that it's vacant. Plus, I think it shows better with curtains and blinds.

@Roger S. That's the only place I advertise too. I also have a fb business page, where I post my rental renovations and then a video of the finished unit. 99% of the time I have them rented before they are finished.
