Depends, how bad is that debt weighing you down? 

Next what kind of property are you looking to invest? Buy and hold? or a flip? I suggest getting an FHA loan with 3.5 down, and then looking for a flip property to get more $ to invest into a buy a hold property (if that's your goal)

I look for multiple meters as our niche is multi family. Look for boarded up windows, overgrown grass, and /or a tarp on the roof. Keep in mind this is for value add properties, you could do walking for dollars and find a regular house where the owner just doesn't want to deal with it anymore with minimal work. The main takeaway is networking and getting your name out there to find a great deal that meets your criteria

Call it what it is. You received 'reports' from neighbors of a dog, you refer back to the lease, "no pets," give them a date to get rid of it or you will need to ask for the keys. Stick to your criteria Nathan!

Hello Eric. Seems like you're a bit all over the place with your goal. I suggest you get back to looking at what your overall goal of real estate investing is and work backwards from there. 

You asked about off market/pre foreclosures, the best thing you can do is get in touch with a wholesaler or start walking/driving for dollars followed by a mail campaign. 

What do you mean by workflow?
