You sure you're looking at properties 4 units and under? Keep shopping for another lender. FHA is easy $ for lenders, as long as you meet their criteria.

@Richard Xyminies It's like a box fo chocolates, you never knwo what you're goign to get. Tons of factors can play  role. If you do take them on make sure you're on them, first sign of trouble evict. If there's no problems, then keep them, but increase rent accordingly

Sounds like you should invest in FL, while its cheaper than other coastal places. 

Also, theres tons of rental/vacation opportunity in HI, my friend is over there making a killing on it

Every room has its own lease including utilities. I have two suggestions, contact a lawyer in your area who knows the laws or use avail-generates leases for free and are state specific, (or both)

Depends, you just have to run the #'s. PPL dig the distressed properties bc of the BRRRR method, but that isn't for everyone. If you want a property that's ready to rent(turnkey) from day 1, then go for that. When it comes to house hacking it's not all about the cash flow, think of how much you're saving and how much fo the mortgage they're paying, even saving 500/month is still a good buy. I suggest you run the #'s as if you didn't live there to determine if it meets your criteria.

It's really a personal preference. Some ppl will take the 'low hanging fruit' bc its an instant tenant thats paying vs having to fill the unit.

personally I'd take the unoccupied and fill it to market rent. plus it cost less to get rent ready. Best of luck
