I suggest calling the city directly. I find talking to ppl is faster than trying to navigate websites. Best of luck

Drive for dollars and then send them a letter stating interest to buy (mail campaign). I've found the most success with this. best of luck

Depending on where you're at you should look into getting an FHA loan to house hack a triplex or 4 plex!

My lender told me I have to live in the property for 1 year before refinancing out, but like Jaron said, every lender is diff

You're going to have to evict him, then start your rehab process. Good find, unfortunate circumstances

Sadly the MLS is not the best place to find great deals. the majority are bust. I'm sure i'll get the backing of the community when I say look for distressed properties. Another thing, run the #'s as if you aren't there and you're charging market rent, this could be an upside.

It's not always about cash flow, even if you're paying a % of the mortgage that's all going to your overall networth. Best of luck

i was told by my lender 1 year of living there, then you can refinance, but i've heard of other lenders doing 6 months
