A bird dog is someone who helps you find the property (in your criteria). I've also heard of bird dogs "walking" the property for you during due diligence and the rehab stage.

Best advice I can give you Cesar is network, get yourself a wholeseller and birdogs to help you locate those properties. and join a REIA! youre in a big market so it should be easy to find your local one. Best of luck

Haven't done this, but i heard metal roofs (which are the most expensive) give the best return, plus they last the most. 

I think you're out of luck bud, double check with your lender.
