Building a strong list of reliable cash buyers is a difficult task. Since you've already done that, you've won half the battle already. You really only need a couple of good buyers, and I'm sure over time you will develop strong relationships with some, and others will taper away. But that's normal.
As far as attracting sellers, there are a plethora of ways to do this. As mentioned earlier in this post, @Jackie Lange pretty much nailed it! Also, don't be afraid to use your creativity and networking skills to find deals.
Amongst the endless list of marketing campaigns, a lead generating web-site teamed with a series of other marketing techniques is also helpful. Driving people to your web-site or 1-800 number for a free report or free message on how you can help them get rid of their house fast is music to their ears, and they WILL reach out to you if they are motivated, and if it's a deal, your buyers WILL buy.

No, the assignment fee is what your end buyer is paying to buy rights of the contract you signed with the seller.
So for example, if you put a property under contract at $5k, and you find an end buyer and you want to make $2k profit, the end buyer would pay $7k at closing, $2k of which goes to you (assignment fee), $5k of which goes to the seller.
At closing, all of this will be displayed on the HUD-1 statement.

Yes it's awful, I see it happen to property owners every single day. Well, I sure hope the alarms and such work! They seem to stop at nothing.

I also want to mention that I have a good, secure rapport with my seller and I don't think he would do that to me, but again, I want things to be as secure as possible.

Hello!
A few days ago I got my first property under contract in Columbus, OH. I am now presenting this property to my buyers list and I found myself asking "What is the best way to prevent buyers from cutting me out and going behind my back?".
I know it may sound juvenile and maybe unprofessional, but I do know that this does happen. Should I put a cloud on the title???
I have been told my some that the contract alone is enough to hold my ground and legally I can't be crossed. But again, this being my first deal, I am a bit unsure and just want to make sure that things are done properly.

The owner is not late. I believe the mortgage is through Citi. The house needs work. The reason it appraised low is because it does need alot of work put into it in order to be considered up to market standard if you will. I just wasn't sure since I have this house sitting in my lap if it'd be smart or not. I would estimate the house needs atleast $5-10k put into it before you could say it's up to par.

I like that idea! Now that you mention it I have seen that before. Does this seem to work for you pretty well? The signs that notify of being recorded that is.
