Someone moves out of state, and you rent their home for the time being, hence, paying the mortgage. My wife and I have been since approved for a home and plan on purchasing and moving into a new home no later than January 2014.

The property owner of the current home we are renting wants absolutely nothing to do with the current mortgage. After all, I am the one paying for it. The only bad thing is that the balance owed on the property is $117k, while the appraisal came in around $110k. So basically it would appear it's upside down.

Is it worth it even trying to capitalize and do something with this, and if so, what comes to mind...? Or should I simply pass due to the current status of the mortgage/balance situation?

When finished with a rehabbed property in a low income/distressed community, and before the house has been occupied, what ways are helpful to keep the property from being broken into, vandalized, looted, etc.

I hear from time to time and have seen the abandon and vacant properties become destroyed this way, and I have also heard of being 90% done with a rehab, and it gets broken into again. Granted, boarding up doors and windows helps, but also makes the property look very unattractive to prospective buyers and/or renters. Is this kind of just a fly by night gamble type of deal?

I would be interested in hearing everyones suggestions on how to keep a property in good condition during and post rehab! Thank you.

I really like white trim, especially against grays. I can't tell from the pictures what's going on with the windows. Are they white vinyl inserts with little to no trim? I like adding exterior wood trim, but the front windows don't appear to have enough room on the bottom for additional trim. Shutters are a cheap solution, since you usually just do them on the front windows. Do a google image search on exterior white shutters and see if you like any of the color combos.

I'm tired of red doors. I like navy and burgandy accents against neutrals.

Typically the FSBO section. I suppose if you wanted to be creative as mentioned the services section, maybe the community section. If you're looking to build buyers lists then obviously you could post in the real estate wanted section, but you probably knew that already. Craigslist isn't nearly as efficient as it was a few years back, atleast in my opinion.

Yeah I know some states and schools have online courses. But I learned twice as much by taking the physical classes because being able to ask questions and meet with your instructors was a huge help. If you can't attend, then...I guess online would be your only option.

I've found that marketing and allowing sellers to come to you, rather than you go to the sellers, makes it a much cheaper, quicker process. I would put $10 in marketing for sellers than $10 in my gas tank to drive and look for properties.

Some of the most classic sources of attracting motivated sellers are bandit signs, and yellow letters. Driving for dollars is good, but if you get a call from a sign or yellow letter, your chances increase tremendously of finding a motivated seller.
