I am planning on purchasing a rental property soon. I must ask, has anyone ever had a rental property in which things all of a sudden go wrong and you did not have the funds to fix properly while tenants were in place?
This may seem like an odd ball kind of question, but I ask for my own protection. I am reluctant to buy my rental at this point in time because after that, if something were to happen, I don't know that I would have the money to fix it.
Does anyone else have or have had these concerns? What's the best way to manage these thoughts and concerns? Good experiences? Bad Experiences? Let's hear em!

Hello!
I am in the beginning stages of finding a good company that is also key word "affordable" to do a siding job on my rehab. The companies I've dealt with thus far have either been extremely costly, or so low that I wonder if corners would be cut.
I'm really not that hard to please, but I am wondering if anyone has a good reference for this type of work.

@Chad Clanton Kind of going along with what everyone else said. I researched some of the options as well and it seems the best option if your credit is decent is to pursue a bank loan. There is so much red tape with homepath renovation mortgages and 203k's and I really understand what you're saying.
Between banks and hard money lenders (which would not be my first option), that's all I'm seeming to find.
