If you need a real estate attorney who is also an investor; who does have his own title company, give Anthony C. Onwuanibe -- Attorney at Law a call.  Since he is not a member in this forum, I can't post his contact information but look him up since he is local in Maryland. 

Since he's in the same line of business, I am sure he can assist somehow.  

When I needed some advise from an attorney he spoke to me in great detail.   Hopefully, he can be of some assistance to you.

I am trying to get more motivated sellers to go to my website and someone mentioned I should have "A Call to Action." They also asked whether or not I had a free report that I could offer.  Can anyone point me in the right direction where I can get some free reports from?  Is there a website out there for something like this?

The title company that I use is still using HUD1's.  I am aware of the new closing documents but I haven't seen them in any transaction.  

We are still getting preliminary HUD1's for our estimates too.  Is this customary since the form is supposed to be obsolete?

I have been purchasing properties from an online auction and finding an end-buyer. However, I have been doing double closings which is costing me a considerable amount of money.

Can anyone tell me if seller side HUD's are legal in the state of Maryland? If so, I was told the following by my real estate attorney at the title company -- "It is only for financing, and homeowners not investors."

This is funny because I was told just the opposite. I would like to have some clarity on this b/c the double closings are costing me a great deal of money. But if the seller side HUD is legal then I would like to start implementing this asap.
