I received a call from a potential client stating that he has 4 1/2 acres of undeveloped land in Baltimore, MD that he would like to sell; if the price is right.  I have never dealt with purchasing land before.  Is there anyone who has the expertise that can either walk me through this scenario or will to work with me on their scenario?  I asked the young man what was his asking price and he told me to make him an offer.  I wouldn't know where to begin....assistance needed.  Thanks.

I received a call from a client who has a 2 bedroom 1 bath condo in Bladensburg, MD. They have a renter in the place who has not paid the rent for a little over a year. They are underwater and would like to know if GJD is interested in buying. How do/should I proceed from here? Any thoughts? Any particular questions I should be asking them? They have not paid their condo fee for about a year and they are ready to sign the contract over to us. Would this be a short sale? Do we have to deal with their lending institution?

I have been receiving e-mail drips from my investor friendly real estate agent. I found a property that I am interested in; the DOM-MLS is 246 days. The house does need work done to it and it is in a very nice neighborhood.

The list price is $51,000 marked down from $80,000. I checked the public records and the tax value is estimated at $98,000. How do I evaluate this property to see if it is worth putting a contract on?  

I guess I need to know how to evaluate the property so I do not make any terrible mistakes...

I just received an e-mail from a potential client stating their house is going up for foreclosure on July 14th.  Is there anything that I can do to assist this homeowner at this late date?  What can I do to help?  What questions should I need to find out from the homeowner?  Any help you can give me will be greatly appreciated.
