Hey Jeffrey! These are loaded questions but I can try to help here a bit. Feel free to DM to discuss further over the phone.

2. Appreciation is the biggest reason I believe many investors are looking to invest here. Cash flow is great, but appreciation is where successful investors build their wealth.

3. Northwest SA, Far West, Near Military Bases, Near the Rim, or Downtown/Riverwalk/Pearl.

4. There are a plethora of good deals on the market right now. It's not difficult to find one, you just have to figure out what your strategy will be. Are you local? If not, finding a good realtor who invests as well.

I would lean FHA honestly - only need 3.5% down and you keep more reserves in the bank.Seller Financing will take more work and you will most likely need to put 10-15% down minimum.

Hey Alex I can send you some offers that were drawn up and sent to me by buyers without an agent. Or if you'd like me to put an offer together using the TREC forms, I can do that as well.

That's awesome Ximena. Sounds like it may be a better route for you than marketing. Good luck to you!

I would just get it done now if you have the time and money. You never know what will come up that may stop you from doing it later on.
