It will probably be difficult to find one that specializes in MTR, since it's not as common. Maybe going with someone that does STR.

I like options 1 or 2, if you don't feel that being a landwork isn't too difficult of a process. You have more potential to gain equity through appreciation with multiple homes than one commercial property. I think commercial is great if you can find the right deal, but it can also be a pain in the *** just like single family.

New modern lights and ceiling fans, quality furniture, Big screen TVs (not so expensive anymore), big washer and dryer, one of those cool refrigerators.

If you ever go stay in a nice hotel or nice airbnbs, try to pick up on some of the things they do to make it feel luxurious.
