Advantages - they don't check DTI and most times won't check credit score. Loan approval is mostly based on projected rental income, similar to commercial properties.

Disadvantages - higher interest rates and can be a riskier investment. Also down payment required may be higher based off experience. Closing timeline can be a little longer 45-60 days out as well.

Yes I get many of these calls too, but I also have a lot of investors that are willing to put the work in and just need some guidance. I try not to get frustrated or upset, and just try to set boundaries and let them know I won't do the work for them.

Yes, Texas has higher property taxes than most states. But you're on the right track looking to invest in SA. You can find many single family homes with early opportunities to cash flow and appreciate at the same time. Also just remember, a great investment doesn't have to be a home run in year 1. Sometimes it takes a little while.

Speak with more lenders, doesn't have to be DSCR or private.
