San Antonio is the place to invest!! My clients and many other investors have been getting deals significantly under appraised value, so they walk in with equity on day 1. Most times with high potential of instant cash flow and appreciation.

Hey Alicia, realtors need to use the TREC 1-4. If the buyer isn't licensed, they can use their own. I can't answer all of your questions because I'm not on the wholesale side, but I highly recommend having a RE attorney alongside you. I can message you a couple if you decide to use one.

Definitely a great time to buy here. Although list prices haven't came down dramatically, the purchase price has. My clients have been getting houses $20-30K under appraisal price, so they're able to walk in the door with that equity on day 1.

Being 18 and saving up 20K for yourself is so impressive already. It's awesome you're getting started early. Househacking is definitely one of my favorite strategies especially for a new investor/

- Making sure your guests follow the rules (Max occupancy, smoking, parking, pets)
- Trying to stay under the radar - not pissing off the neighbors and/or HOA
- Good effective communication can go a long way

I've been very fortunate with awesome bookings and long stays for my midterm furnished rentals here in San Antonio. I try not to pay too much attention to other listings because I've noticed many hosts are more concerned with having a higher occupancy rate than a high price.

It absolutely helps, some of my best bookings came from VRBO. The more platforms you can put it on, the more people will see it!
