Tough one to answer without doing a deep dive. For me, I'd try to find a market that you can find a move-in ready home with potential to appreciate and cashflow. And if you have the budget for it, I recommend furnishing the rental because it will increase the income you can make on it. And I only say move-in ready because it reduces the risk of issues with contractors, repair costs, etc.

It's important to understand that you won't be able to do everything perfectly from the start and you won't get rich quickly. For me, there were many lessons learned that helped me along the way which also helped me build systems to help them run smoother. If you want to run an STR and continue to buy, just expect some bumps and bruises. Just part of the journey.

Welcome Zach! It just comes down to getting your first one and learning as you go. Try to listen to the podcast as much as you can and take away all the learning lessons and tips that the hosts and guests give. You can save yourself a lot of trouble down the road by staying away from some of the mistakes others made

You're going to get people from both places saying to invest in their community (probably a local realtor trying to earn your business).
Then you're going to be left in the same situation. "He said invest in Texas but she said invest in NC"
There just comes a point in time where you're just going to have to jump. You said you've done your research. Great! Now I question, is the analysis paralysis? Just jump!! You're going to earn battle scars no matter where you decide. The point is to decide for you and your money. Don't let a random person be the decision maker as to where your hard earned money is spent.
Multifamily is preferred. The goal should be to own as many doors with as little roofs as possible.
Why do you say multifamily is preferred? It clearly depends on which market you're in and many other factors we don't need to get into. But if I had to choose one, single family portfolio would be the easy pick.
Less turnover & no tenant on tenant conflicts, better appreciation, more buyers if you want to sell, easier to finance, and more cash out options.
