If your goal is to succeed as a limited partner or private lender, it’s crucial to understand real estate from every angle—buying, selling, construction, and of course, lending. Getting that first duplex under your belt will be a huge step forward, and each deal after that will only make you stronger and more knowledgeable.

If you're planning on holding on to it for long term, I like the play. If you're on the fence and you're still figuring out your investing strategy for now and the next 5 years, it may not be the best fit. If you feel like you could be stuck, it's not something you'll be excited for on closing day.

HOAs can be a problem with short term rentals, not so much midterm. And I set up your home search for some great areas to invest at this time
