Appreciation over multiple properties creates wealth. Cash flow will come but can't chase it

First step - Set a 60 or 90 day goal to own your first property and get it done. Don't kill yourself with research and worries. Everybody wants a home run on year 1 of their first deal which is why many never get started.

Just because it doesn't cash flow in the first year or two, it doesn't mean it won't be an awesome rental for you down the line. If you believe it will continue to appreciate (like most of San Antonio), I would hold on to it even if there's a bit of negative cashflow for the first year or two.

I start off all my rentals as STR to build up reviews and then covert them to midterm. Not sure how midterm does in other areas, but it has been an amazing strategy for me (allowing me to save money on PM and decreasing the turnover and potential issues with HOA or neighbors). If you can put the right systems in place and the market makes sense, I think it's an easy choice for most investors
