Hey Moshik welcome! Good luck on the long distance journey!

You should take a look here in San Antonio Texas. I've had a lot of the BP community reaching out to me over the last 4-5 months.

You can also listen to the BP On the Market Podcast. They recently put out an episode where they look at the latest data and rank the top 5 markets to invest.

Hey James,

The 2% cap should be IPC only (Interested Party Contributions). The real estate agent or seller credits would be considered IPC, lender credits are different.

Quote from @Jorge Betancourt:

Does anyone know any hard money lenders that are willing to work with your deal based off the ARV? No seasoned assets, credit checks or bank statements?

how much money would I have to come out of pocket to work with a hard money lender in a fix and flip deal?

One of my client's is a hard money lender - Longhorn Investments, and it's based off the ARV. I can connect you with them if you private message me

Havent dealt much with New Western. I would just say be careful with the contractor. Try not to pay until work is finished. if you have to pay before, make sure it's a just a small portion. Goodluck with your first fix and flip!

I like it! Doesn't have to be a home run in year 1. Looks like appreciation alone will make it a great deal. Cash flow looks solid too.
