I like it! Doesn't have to be a home run in year 1. Looks like appreciation alone will make it a great deal. Cash flow looks solid too.

Hey Benjamin, that's correct. You don't have to be living there on the date of the sale to qualify for the 2 of the last five rule. So you should be good to go.
