Hey Benjamin, that's correct. You don't have to be living there on the date of the sale to qualify for the 2 of the last five rule. So you should be good to go.

Not right away. You can find mentors or experienced investors at local meetups or and get some great advice for free. Maybe a coach or mentor a bit later down the line

5 and it's been a great experience. Many things I've learned just comes with the experience IMO, it's not something you can read or pick up on a podcast. How to deal with guests, issues, contractors/cleaners, when to communicate, how to furnish the rental, marketing, etc

Keep it a 4 bed. If you can maybe add a bathroom downstairs in a different space that ins't a bedroom, that would add value. I don't think replacing a bedroom for a bath would be worth the cost.
