Look to use a DSCR loan or you can try to find sellers that would consider owner financing

I would prefer to use it as a long term rental until it has enough appreciation to 1031 into an investment that will bring more cash flow - like an STR.

Due to extremely high energy bills in my short term rentals in Texas, I've been starting to think more and more about investing in solar panels and taking advantage of the tax incentives My energy bills have been $400-500 a month lately. It's always higher in the summer months in TX but it's getting pretty ridiculous. 


I think I know the answer to this, but am I crazy for considering solar panels?

 Thank you Nathan! That's pretty much what I've heard about the bank not wanting to trigger the 'due on sale' clause.

Can I ask why you say it's not in their best interest? Just because the process of having to deal with a foreclosure and possibly losing money on that?
