The average commercial investment in San Antonio was worth $459,000 in Jan 2021, and was valued at $1,043,000 one year later in Jan 2022.

I have a couple airbnb's in San Antonio, Texas that have been doing well. My initial goal was to get to 10 units up and running in the next 3 years, but I've recently been looking more and more into commercial investing, like a small apartment. Any thoughts or advice?

Comparing homes nearby on STR platforms may be your best bet but I still don't think it's accurate enough to go off. Many factors can play a part in STR revenue, just to name a few quick ones (Quality of management, unique amenities, ability to accommodate for infants/pets). So many different things can adjust the nightly rate significantly, it's something you will continue to change and learn as you continue to list your STR. I'm always changing prices because I'm able to provide more amenities, features and create better experiences.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $297,000
Cash invested: $18,000

Made a decision after BPCon21 that I would acquire my second rental property within 90 days and I ended up closing on the deal within 45 days. Much thanks to the Bigger Pockets community for the continued inspiration and knowledge and looking forward to making more connections with you all.
