I would prefer to use it as a long term rental until it has enough appreciation to 1031 into an investment that will bring more cash flow - like an STR.

Post: Solar panels for short term rentals

Due to extremely high energy bills in my short term rentals in Texas, I've been starting to think more and more about investing in solar panels and taking advantage of the tax incentives My energy bills have been $400-500 a month lately. It's always higher in the summer months in TX but it's getting pretty ridiculous.
I think I know the answer to this, but am I crazy for considering solar panels?

Talk to the lender and explain what you are doing. I've transferred all my properties into LLCs and it didn't cause any problems. I did this with three separate lenders. I also haven't found anyone on BiggerPockets that did this and triggered the "Due on Sale" clause. It's not in the bank's best interest to enforce that. Just call them and confirm.
Thank you Nathan! That's pretty much what I've heard about the bank not wanting to trigger the 'due on sale' clause.
Can I ask why you say it's not in their best interest? Just because the process of having to deal with a foreclosure and possibly losing money on that?

You don't need an attorney. There are websites available that will give you everything you need to set up the LLC, open bank accounts, get the Tax ID, etc. It takes less than 30 minutes and costs much less than an attorney.
Here's a Google search: https://www.google.com/search?...
Thank you for your response. I've had my LLC set up and ready to go but the lenders for both of my properties told me I won't be able to transfer the deed to my LLC because the acceleration clause would be in effect. Most lenders and banks will tell home owners with a mortgage that it's not possible until it's paid in full - but this is not true. I've been told by many investors that a real estate attorney could help me out with that - just trying to find one at the moment.

Hey BP community,
I'm looking for a RE attorney to help me move a couple properties to my LLC, rather than keep it under my own personal name. Is there an attorney that you recommend for this situation?
