Did you try and get them to pay 290k and then just give them 15k at closing?  You get the 275k you were okay with and they get to finance the 15k over 30 years.  If you're still out of town, sell.

There are many reasons. 
1.  It's turnkey.  Which means close to market price.
2.  They're telling you it could be 60 days before you get a tenant.
3.  If this is a property management company as well, could be 90 days due to a placement fee.

You'd be better off finding a cheaper, fixer-upper and spending 60-90 days fixing it up and then having equity and CF'ing more in the end.  Don't waste your time and money.  Find a better deal.  TK is for personal property, not CF.

I would take the 12,000/year and use it to subsidize the voluntary demotion at work in order to have more of my time.

Give proper notice and go up <= 10% every year (if it's inline with the market).

As long as you give them 90 day notice that you're A) kicking them out or B) raising their rents you're good, right?  No relocation handout is due.

If a particular path of RE investing is becoming saturated in your area then it's time to take the road less traveled.  Ask those same people how much money they lost in crypto after their grandma told them how Ripple was going 'to the moon'.

Buy the house in Katy, live-in flip and sell in two years. Also buy the quad in LA for CF to help with the live-in flip rehab. Time it right and move into one of the units while selling. Then you can move on foreclosures being an OO that is willing to house hop.
