Have you entertained marketing via local Facebook groups in your area?  You can PM people and make your presence more personal in that type of platform.

This deal is off market and would be a great flip for a pro or DIY. It's a bigger house that has been ripped down to the studs on the interior. Needs exterior work as well including a new roof. Big project but the ARV is $100/ square foot. Has a small garage apartment in the back that is not included in the square footage here.

Perhaps write down a decision analysis of all the great observations you have so you can see everything on paper and spend a lot of time weighing through it all. Include options / possible choices, list your needs, list your wants separately, and then do a risk analysis of each possible choice. In a decision analysis, your needs are absolute criteria and should be considered first. If a decision doesn't meet your needs (whatever you deem these are), it's logically not a good option compared to a choice that does meet your needs. Once you have multiple options that can meet your needs, then you get to weigh these options in what you want... whatever option has the highest weight should determine the best possible choice for you... at that point, it's worth doing the risk analysis to help compare this risks associated with each option and take that into consideration before making a final decision. That said don't rule out the parts of these decisions that are more right brained, intuitive, creative, and sometimes seemingly crazy to everyone else. Incorporate that side of it too. Vocation has everything to do with listening to truth of what the Voice is saying inside of you more than anything else. If you can hear that and trust it - you're on the right track. Good luck!

I have this house under contract with a friend of mine and it needs a new roof before we close - as is its uninsurable and we live in oklahoma. He can't pay for it so we agreed to knock off 10k from the price and I'll pay for it. So I'll be shelling out a bunch of money on a roof I don't quite own yet. How do I best protect myself in this? He said if the deal failed to go through, he would pay me back within a year. Is this a side contract or a contingency that can be written into the contract? Should there be another contract of some sort that says I can put a lien on the property for the value of they roof if I buy a new roof and the purchase somehow doesn't go through. I would plan on trying to schedule the roof replacement as close to closing as possible to limit some of the risk. I'm new to all this so any advice is appreciated. Thanks!

I have a fairly large renovation project (over $50k) on a SFH I am looking at converting to a duplex. I'm hoping to get a better idea on this reno cost and starting to take bids. Does anyone know of good / fair contractors in Tulsa OK. I will need to get permits on the job so would prefer references that are licensed or can do this to satisfy the potential rezoning requirements.
