Really great thread here.  I too am breaking into the Oklahoma market up in Tulsa with some cash reserves and like your thought process, Blake.  Connections with reliable contractors and subs is huge.  I like your ideas about buying with cash, not growing too big, too quick.  What did you think about the comment from @ about the historical position of low interest rates and how that might play into the long term strategy for buy and hold? If you were to leverage with something like the BRRRR method (only buying with your own cash initially) How leveraged would you be willing to be?

Also, I'm wondering what the feeling is of the market in Oklahoma.  We are an energy dependent state and while more diversified than the 80s, it seems like housing prices didn't follow the drop in commodity prices nearly as much as expected.  Considering the considerable job lossess over the last two years here, does that point to the market being in a bubble here?  Is competition just greater because of low interest rates?  What about people who got foreclosed on in 2008 that are just now starting to be able to afford a home again... does that saturate the market with more demand in the short term?

Thanks Brent. I guess I didn't immerse myself quick enough to pick up on the Tulsa meet-up. It would have been great to connect over a beer so I'll have to make the next one.

I have just discovered BP in the last few days and have been listening to podcasts non-stop it seems. It's been so great for me. And I will definitely key in Tulsa - thanks for that advice.

In terms of specific area, I've yet to pin that down. I'm considering places around TU and also in Broken Arrow and Jenks. (I live in BA actually). I'm interested in SFH's and possibly some small multi-family. The BRRRR method is quite attractive to me, I'd like to buy and hold and get great value in that.

I see you are looking to buy and hold in Tulsa as well.  I'd be interested to know what your take on the market is right now and what your ideas are for achieving the exiting goals you mentioned on your profile.

I recently moved from Denver to Tulsa Oklahoma and looking to build a portfolio of properties in the Tulsa metro area.  Stumbling upon Bigger Pockets has been teaching so much about the ins and outs of the real estate business and I'm looking forward to connecting with others who share a similar passion of mine.
