@James Robert - would you cashflow if you rented it out? Can you finance another property if you keep it? If you can cashflow and finance another property maybe its worth keeping as a rental and moving on to another.

@Tyler Heap - Yes assuming there is no type of subsidized designation on the units; I would serve your 30-day notice to quit and notice of rent increase immediately. I believe you can serve them together within the same doc if you wish.

@Matthew Dage - what are you more interested in real estate or ecommerce? Imo you are more likely to be successful in whatever you are more passionate about.

@Fallon Gilbert - I don't how much equity you have to invest, but it appears to me your method could wipe out quite a bit of it on just one property. There are lenders out there (national even) that offer small mortgage loans https://www.lendingtree.com/ho...
you could also consider P2P lending and private lenders

I vote no HOA - in this situation I think it adds unnecessary complications to managing a property.

@Cristobal Soto - I second the feedback here; continue to save and take advantage of the low rent to the extent that you can. Once you've saved enough to pull the trigger on the house hack then go for it.

I would say value appreciation and equity protection; there are few markets in the country that are more insulated from a recession than Boston. I think those buying in Boston expect the premium and pay the premium for the protection the market holds.
