I listen to all of the bigger pockets podcast, and I keep hearing about subdividing or condoing Out part of property. My stepdad currently owns a 10 acre property that is Zone single-family home in Sparks Nevada. How can I legally purchase 5 acres of that and build my own home on it?

I liste to all of the bigger pocket shows and I keep hearing about building on part of your land in condoing it out. I live on my stepdad's 10 acre property and I am trying to figure out how to legally subdivide or condo out 5 acres of it so he can sell it to me. Is that possible and if so, how do I get started? The problem I face is it is Zone single-family home and is not subdividable

@Cam Schwartz I am looking for fix and flip, BRRRR's and rentals. I have a deal I am looking for funding on right now as well.

thanks for getting back to me.  i have ave credit but not a down payment.  i am looking for a lender that looks at what the property is worth more than the downpayment amount.

thats what i plan to do but i am looking to see if anyone knows what the actual law is for nevada so i know what i am supposed to do and so i can show it to them if needed. thank you for the reply!

does anyone know if i am supposed to collect rent for the month after a Tennant dies or just give the family a month to get belongings out and not collect rent? it is a month to month lease.  if someone can show me the law that would be great so i can show it to the family.
