What type of an investment property are you looking for? My wife and I grew up in Chandler and currently live on the border of Chandler and Gilbert in a county island. Love the area here.

@Shiloh Lundahl I don't try and hide who I am and am kind and friendly to tenants. I'd like then to stay as long as possible. When I had some issues with late payment, I referred back to the lease and the lease was the bad guy. It worked fine.

@Gabriel Benavidez just rewired 2 homes in AZ, 1400ish SF 3/2 and it was about 8k per home plus drywall repair etc. Hopefully an attic or crawlspace is available for wire runs.

I had a goal of 1 or 2 buys this year and ended up with 5. It was a good year and I am learning and growing.
Thought a lot about 2018 but haven't set any firm goals yet but I will.

I was helping out my father in law and found his master bath fan had been venting into the subfloor between the basement and main level for some 40 years. I saw no signs of mold but had no idea how often it was used. Funny thing was there was an exhaust port on the exterior but the venting line was never connected to it. I pulled out more drywall and connected it properly and then repaired the drywall.
My understanding of our codes here is that bathroom fans need to vent outside rather than an attic even if the attic is vented. If this is a DIY it's only a little more effort to do it right (assuming your codes are similar) plus it's one less thing for the inspector to call out when you sell.

I will echo the anti HOA sentiment. one rental HOA just notified us of a special assessment AND am increase in the monthly premiums. They do generally have a low cost of entry but not necessarily worth it.
