As with any market, you will need to manage your risk and build a team that knows the ins and outs of the market and make sure you have a property manager that will do their job correctly. 

$30k in this market is doable, but it may not be in the condition that 30k in repairs (especially since you will have to hire out all of the work) is feasible. But let me know if you have specific questions on the market here. I am an active flipper and am analyzing valuations and rehab costs

Investment Info:

Single-family residence fix & flip investment in Gig Harbor.

Purchase price: $836,000
Cash invested: $50,000
Sale price: $950,000

Home in Gig Harbor, Washington. This was a full remodel. We replaced every light in the house, fixed pool, painted every square inch inside and out, and re-did driveway. Over 9 months, we bought the house for $836,000, put $100,000 down, and invested another $50,000. We sold the house in November 2022 for $950,000. The ROI of this 9 month remodel pre-tax was 36%; post-tax ROI was 22.4%.

What made you interested in investing in this type of deal?

The largest reason for this deal, was the location (Gig Harbor). This area is one of the most sought out areas within the entire state, and has a barrier of entry (the bridge tolls keeps alot of crime over in Tacoma).

Lessons learned? Challenges?

The largest lesson learned, has to be: Expect the unexpected. We budgeted for $125,000 all in for the remodel; however, immediately after moving in, we spent $35,000 on unforeseen issues (Garage was built over the gas line, Pool had to be replaced after first use, electrical was faulty). Next round, we will ensure to add an additional 25% to our estimates.

@Jordan Moorhead I am open to many types, but was aiming for SFH or a duplex. When it comes to what price range, that is circumstantial and would drive what type of project the SFH or duplex would be (I.e, BRRR).

I am looking to build a team in the Travis county area. I am flying down to Austin 2nd week of June, where I was hoping I would be able to meet with the team at that time. Please let me know if there are good property managers, contractors, handy men, or experienced investors that I can reach out to. Main cities I am looking at- Point Venture, Lakeway, and Lago Vista; however, I am open to other areas as well.

BP Family,
I’ve always loved only handful of things, two of them are Florida and Real estate, so I want to combine them both. This is a dream of mine and what I want to pass to my children.

I’ve also done my due diligence, read hundreds of blogs/forums, and the obvious areas investors are piling into are- Austin, New Braunfels, and everywhere in between them.

I live in Washington, so I am seeking assistance. A little more I aim to have a BRRRR under my belt before end of the summer, so I can quickly surface answers to questions I do not know to ask; enabling me to scale to your level. Right off the bat, what is the target cash flow per door (in understand this is 100% dependent on 150 variables- deal, funding type, type of house area, personal goal target, etc.)? My 6 month goal is 1
door, 12 month goal is 3 doors, 24 month goal is 10 doors.. overall, 10 doors by 30 years old. Choosing Texas, as I want to invest in locations that I would want to visit. No offense to Ohio (other market I've looked extensively), but I live in Washington.. love my home state, but I despise the cold. For insight, I have multiple avenues for funding, and aim to BRRR and hold the properties long term; however, also willing to leverage market specific strategies (AirBNB, etc). With this my main questions are:

  • What market would be a better one (highly subjective so cannot say the best) for a new long distance investor?
    Are there specific nuances I should be honing in on (I.e., TX specific laws, etc.)
  • Are there any recommended attorneys, real estate agents, contractors, property managers anyone wouldn’t mind pointing me towards?

Any assistance is welcomed :)
