You really want to go to the store and see them in person. Get a sample and try to scratch it with your nail, coin, key, etc. In my opinion that's the only real way to determine how much abuse the flooring will hold up to. Some scratch very easily - others wear like cast iron.

I do like these planks since it has padding already included, and it's the color I like with a good price. so may just need to put a water barrier underneath it. These planks don't call out being water resistant though.

That is a laminate flooring, not an LVP. LVP is a far superior product.

Also - unless you are in a tourist destination that deals with STRs as a matter of routine, good luck getting a local police officer or sheriff to force your guest to leave regardless of how long their reservation is for. Many will simply tell you that its a civil matter and to take it up in court (even if the guest really is trespassing).

There are so many STR hosts that are terrified of a guest holding over, or renting for more than 30 days. Why? Is it because you read one sensationalized story of how a guest got over on a host? Of course it CAN happen, but its exceedingly rare.

If you choose to only do short stays because that is what works for your business model - more power to you. If you turn down long term reservations because you are worried about having to evict a guest that turns into a tenant - you need to stop acting out of fear.

Not all LVP requires an underlayment. They sell some that is glue down, which adheres directly to the slab. Ive used both with good luck.

Stay away. The fact that you are a broker will make it even worse if you end up with claims against you from a tenant. Not to mention - even with "proper disclosure" - how could you possibly rent a home to a family that may have contaminated ground water? The scientists hired by the PLANT told you everything was ok? You weren't born yesterday were you?

After they sand your floors they will be able to lay down 4-6 different stains and let you choose which one looks the best.

@Lucas Carl - possibly, but you are fooling yourself if you think this will be over for STRs in the next 60-90 days. Things probably won't return to normal for 6-9 months. Summer season will be shot.

So get drunk and go shopping online for a fridge. Tomorrow you will figure out if you ended up with a 30 or 36" - maybe even a micro fridge if you are really hammered.
