You may be able to cut out the section of the pipe that is leaking and patch it using Fernco fittings. Its a band-aid fix, but who know how long that could hold you over..... Could be good for a few more years. Really depends on the current integrity of the rest of the pipe. Replacing the main line to the road is easily a $5k+ job...

Is this a repair/update that you plan to do while you are making other updates to the property? If so, now is probably a good time to consider replacing the main stack. If not - you may consider waiting until you are going to update the bathrooms/kitchen.

I paint cabinets like this all the time so if you follow the steps you should be good to go.

Exactly! Only thing I would add is to use a high quality cabinet paint. Cheaping out on paint can cause you real problems down the road.

Sorry - I just saw your response. What I decided to do was to give the seller three options: Option 1 was to continue to closing as scheduled for a 10% discount off the contract price. Option 2 was to keep the original contract price, but extend closing by 45 days. Option 3 was to cancel the contract.

Initially the seller chose to extend by 45 days. As soon as we submitted the revised contract to the attorney she called me asking if we could close sooner than 45 days. We agreed to modify the contract to Option #1, drop the price, and close as scheduled.

I think it was a good option for both of us. She gets to close her home in this middle of this crisis and I have a little bit of insulation in the event I am unable to rent the home in the near term.

@Lucy Smi - not if it means you are paying over 5k in points. What would be the break even? What is the rate at 0 points?

No, sounds terrible to me. You should be in the low 4's with 0 points.

Question, how did you get rid of the raised surfaces on your older cabinet faces? Also, how much grain do you see through your cabinets, what product did you use?

Frank - dont worry about the grain. Nobody cares. It will look better than it does now, which is all that matters.You wont be living in it, so it doesnt need to be perfect.
