Post: Contractor Help For Wholesale Deal

Hi, I want to learn how to estimate repairs accurately before putting a property under contract. Has any wholesalers had any success with working with contractors to get a more accurate estimate and how did you get them to help. Should I just offer to pay them so they can take a quick look at the property?

I finally found them. Every county is different which is frustrating but you have to go to the courthouse. Not everyone will know what you are talking about (or even care to listen) but you have to go to the surrogates court. In Essex county all the info are on individual micro films that you have to put each file under one of the tv looking things for the document to be enlarged. Very old school. But the great thing about them not being easy to access is that no one is really doing it. I can spend hours at the court house and get maybe a hundred leads. It's not easy, especially since they do not allow you to take pictures of the documents on the screen, you have to write each name and address down. Like I said, the bigger of a pain it is, the less competition.

Hi, so I have a friend of mine who is a realtor send me discounted properties off of the MLS. Now, I see properties that are greatly discounted...so I was wondering, has anyone had success with doing a wholesale deal off of the MLS? Also, I see houses for 25k, etc, so how can I make it beneficial for me and the realtor? Is there a way I can tell when the property listing expires?

I know a lot of that information is available for free. Now I know that there are mentors out there who do deliver on what they promise. The only problem I have is that when they say No Money, then they are selling you their course for hundreds or even thousands of dollars is unethical. I believe it is my duty, as a business person and entrepreneur to clean up what I can. I, and many others looking for information can find it frustrating that most of the info out there is just a sales pitch. That's why BP is the best. I have never been to a site where people actually take time out of their day to help each other. You  get so many different opinions and different angles it's amazing.

Yes online commerce is huge, especially if you have it running on auto pilot. I guess I just want a lot of rivers flowing into my ocean of abundance. I never wanted to rely on only once source of income, that is always asking for trouble in my opinion.

My eBay is on autopilot right now. I have been wanting to try wholesaling for a long time and with the money I have brought in from eBay, I have the time and resources to do it now. But you are right I would not give up my eBay, the money is great for the amount of effort I put into it. As they say, Don't fix what's not broken...Thank you for your reply

Hi, my name is Justin. Overall I am a very healthy man, I work out every day, but there is one thing that is my kryptonite and that is BS. I am new to the whole real estate investing world (as of now I am working on my wholesaling campaign so I can flip houses for short term wealth, then fund my future investments into rental multi-families for long term wealth) but I am not new to BS. I have been spending hours every day marketing and also researching information and all I can say is wow. I am admired at the amount of crap people actually put up out there and feel no shame at all. 

Now I find it very hard to find a place to begin but first let me begin by telling all the people who are considering that "special program" that will open the doors to success and that is this....PUT YOUR CREDIT CARD AWAY!!!! You do not, and I had a very successful eBay business for the last two years (and I also looked into eBay success programs and they were all the same garbage), do not need a "program" to be successful!!!! You know what you need to be successful? The ability to take action, learn from your failures and keep going at it until you get it right!!! There is no, and I repeat there is NO simple way to success other than to work your a** off everyday. Do not listen to these "gurus" who give these webinars on NO MONEY, NO CREDIT, SUREFIRE WAY TO SUCCESS, only to end that webinar with you wondering why they spent an hour and half of your time when it could have been reduced to only 20 minutes. Oh, and do not forget, like every seminar and webinar, they always, ALWAYS (except for the BP webinars which are absolutely no BS and I thank them for it), end it with a special offer for their program or a special coupon for their programs that they are affiliated with. So wait, you entice me with this whole NO MONEY thing now I am asked to pay for this and that program? Real smooth compadre.... It's ALL A SCAM. I know. These are like the people who pay others to put up fake reviews on Amazon when there book comes out. Remember the saying, IF IT'S TOO GOOD TO BE TRUE IT IS!!!

I am also amazed at how they make it as if it was sooooo easy. Real estate is not easy. You are dealing with a lot of money, people's lives and reputations, actual properties, lawyers, oh and did I mention A LOT of money. But it's not just real estate. It's every business. There is no quick way to success. What worked for that "guru", even if he is telling the truth might not work anymore. Take it from me, if you are looking for a program to "hold your hand and guide you" then you have absolutely no business in being in business. Go get a job, and stay there. Business is about uncertainty, about falling on your face and getting up, and believe me in the real world, no one is going to hold your hand. What gets me about these NO CASH, NO CREDIT programs is that they are extremely misleading and deceptive to people who are naive. Get someone in a desperate situation and do you know what desperate people do? That's right, desperate things which are stupid. And who is more likely to look into that NO MONEY program? That's right...desperate people. Now they take whatever money on their credit cards and buy that $997 program, realize that it is still a ton of work, as much work as if they did not pay the $997 and were probably better off using that money to network and take some people out to lunch who are in the business. 

There is no easy way to success and the problem I have with these programs is that they know what they are doing. Not to mention once you type your email into their websites, get prepared to get bombarded with emails for special discounts and oh, guess what else? That's right, the date of their next webinar so make sure you RSVP or you will lose your spot and your dreams of financial freedom are POOF....gone. What a joke. Just yesterday I got a call from someone who put on his website that he was giving me a "strategic coaching session" only to find out it was his slick talking "right hand man" asking me what my goals were and before you know it....BAM....I could join his program for $8,000....but do you know what he said that was ever so comforting? He told me it was less than a college education....oh now I can sleep at night...whew!!!! He also asked me how much I had in my savings and when I told him a low number he said that I will not be suitable at the time but maybe I can get some cash funding from a partner...wow, can someone say scumbag. I would love to put their names out but I do not want this post to be removed but all newbies or anyone thinking about a program needs to read it. 

This whole thing about no money is BS. If you are going into business because the sound of No Money entices you then leave. It takes money. It takes time. It takes sweat equity. It then takes more money, then more time. Your phone bill has to get paid, your car needs gas, oh yes and you NEED FOOD to survive!!!! What does that take? MONEY!!!! That is why so few people succeed, because not everyone has what it takes. People buy these programs, then fail because they do not have an entrepreneurial mindset and then give up on the whole thing. It's wrong. So before you buy that program listen closely my friend, DON'T DO IT!!!! This is what I recommend you do with your money:

1. Go To Any And Every Networking Event (For Real Estate that would be REI meetings)

2. Go crazy and put yourself out there through social media, let everyone know what you do and if they know anyone doing the same then connect.

3. Find people who are doing what you want to do, then spend that money taking them out to lunch, ask what books they have read, and ask them what would they do if they can do it all over.

4. Find out what works for you and what doesn't. Seems obvious but so many people overlook keeping a journal so that they do not make the same mistakes. 

5. Increase your income. If you have to get a part time job driving for Uber or delivering pizzas, do it. Get more money coming in to feed your business. If someone came to me asking for money for something, If you are not willing to work extra and are able to then you just do not have what it takes to succeed in business. Do not give me that I can use other people's money line, because I would never lend my money to someone who is not doing everything in their power to get it on their own. 

6. Take ACTION EVERYDAY!!!! If you don't then you just don't want it. Try working out once a week, see where that gets you. Do not be like those people who are out of shape and say "I would go to the gym but I need someone to push me." Do you need someone to push you to eat? No. Why? Because you need to eat, and if you do not feel like you need to work everyday and that you NEED to be successful, mere wanting won't get you anywhere. 

I thank you for reading my post, and if you are a guru, I greatly apologize that you stoop so low as to do what you do, which is probably the majority of your income, which is probably why you spend so much time marketing your programs. I wish everyone a great day :)
