Hi, I was able to get a list of property records on Excel but I want to know if anyone knows how I can just revise it so that I get the addresses where there property does not match the owners address. I know it has to do with an IF function. If anyone is good with excel your help will be appreciated. Thank You.

Is anyone able to do their own title search to see if there are any liens on a property or do you just contact a title company?

Wow, congrats on your first deal. What was your marketing to find the seller, or how did they find you? Thanks again for the response, cleared things up. Also, what information did you put on CL about the property.

Has anyone wholesaled a deal but just found the deal first without first finding cash buyers. I want to know, isn't a great deal a great deal. I hear so many people saying build your list, build your list, but I find that I can have 100 buyers on my list, but they all have different criteria and even if I find a deal for someone who buys what I have, their money could be tied up in other projects, so having 100 buyers on my list can feel like I have zero. I also am not a fan of doing "ghost ads" where you would post a fake property to have buyers contact you and you just tell them the property is under contract and if you find another deal will they like if you e-mailed them. A lie is a lie and to start a business relationship that way is unethical. Anyway, are there any wholesalers who have attained great success by just finding deals first or investors who think "find the deal, and the buyers will come."

Hi, is there a way I can check if there is a mortgage on a property, as well as any liens or taxes owed, or do I have to contact a title company?

Does anyone know in NJ, that if a property is brought from the MLS, that it can not be resold for 90 days. I heard that is called a seasoning period, but is that still active or did it end? I am working on a wholesale deal right now but no contract has been signed yet, I just want to make sure than I can get it under contract and have my buyer double close on it immediately.
