Post: Wholesaling a property with a realtor

Hi, I wanted to know if anyone has ever done a wholesale deal and put a property under contract with a realtor involved. I am working with a realtor but I want the relationship to be beneficial both ways. She sends me emails with properties from the MLS that are discounted. Do I try to get the property under the contract or do I market the property to my cash buyers without putting the property under contract. Any help would be appreciated.

Hi, I am seeing a few vacant properties and I wanted to know if anyone has had success in being able to get them under contract. I picked up a part time job doing delivery for a pizzeria, and while the people around me are laughing at me because they see a 30 year old delivery guy, they do not know that I took the job to not just make extra money to fund my marketing but to also be able to drive for dollars and get to know my surrounding areas. Also, if I have postcards can I leave them in the mailbox of distressed properties I see or do I have to mail them to the house. Thanks again, this site is my home away from home.

Does anyone know of a title company that works with wholesalers in New Jersey? I am working on getting a property under contract but before I go further I already want to have a title company to go with to leave my earnest deposit with so that the buyer feels secure in knowing who the title company is. Also, how do I approach the title company

Hello, so as I am new to wholesaling, a big concern of mine is figuring out repair costs because I know that is one factor that can make or break a deal. So I figured, if I am not so great with estimating repair costs now, I should not let that stop me from going out and looking at properties. So, being that I had an eBay business for 2 years, I know how important pictures are. You can write anything in a description but when it comes to a purchase, a picture is worth a thousand words. So I took the best pictures I could. Now obviously I just use my Iphone, which has an amazing camera as it is until I am able to purchase a much better camera, but I just wanted some feedback on the pictures I took. I also took videos so it would be like if you were walking through the house. I would be happy to share my pictures and videos of the house with anyone who would like to help me out and give me some feedback. Thanks in advance.

Hi, I came across a house and while talking to the owner, although motivated said the house is under foreclosure and he awaiting to hear from an attorney regarding a title issue. Has anyone had any experience with wholesaling foreclosed homes or even pre-foreclosures?

I am just wondering where I can post deals I am able to get under contract. Do I just post it under wholesaling? Anyway I have a 3br home and also a vacant lot by me in Essex County NJ that I can get under contract. Being that this would be my first wholesale deal(s), I wanted to know how I can find a cash buyer for these properties. The vacant land is 6560 square feet, in a developing area (not in the middle of nowhere), which can be used for a parking lot or a house or apartment building, but being that there is a new apartment complex the block over, I see the potential for an apartment building to go there. 

And the Single family 3br house. The comps around the house go from 105k- 212k and the houses are similar.  I can provide pictures. As I said this would be my first wholesale deal(s) that I get under contract so any help would be appreciated. Thanks

Hi, I am new to wholesaling but I know of this piece of land not too far from me which is 6560 square feet. It could be used for a parking lot or even to build upon. The seller wants to sell it to pay other business bills so I know I can get it for cheaper than his asking price. I also know that it is in an area that is kind of busy. There are stores nearby, a Social Security building, etc. I would say it is in the hood, but not so hood. I could definitely see a multi family house or something built on there. Would I be able to wholesale this and if so, where do I start to find a buyer.

Would anyone be able to show me or explain to me how to fill out an assignment contract for a wholesale deal? I live in Northern New Jersey and am talking to a few people about their properties but before I get any further I want to know if I come up with a deal, that I get the contract done properly.
