Hey Carlos, we do, but seldom...most of the leads that we're getting in Indiana are Single-Family Residential.  Let me know if you have any other questions.

Hey Fellow Biggerpockets investors, 

I'll make this brief.  I'm to the point with my business / lead generation where I believe in order to scale it properly, I need to hire a Licensed real estate assistant to take my calls.  I'd even like him/her to network for me to find deals.

I've tried craigslist ads & indeed.com, but no luck yet.  I'm just curious to know, if you're an investor, whether it be a wholesaler or fix & flip investor, how you found your full time real estate assistant (licensed)?  Thank you for ANY advice.

Nick, what I like to do in this situation is use a lighter color grey for the brick, THEN on the same color swatch, I will choose a darker color from the same swatch for the trim and/or shutters. This way you know that the colors will go together, but yet also pop out nicely. Just my 2 cents. Hope the house sells fast

Welcome Brad, I am sure there are many mentors or investors in your local reia that would be willing to answer questions for a fee for your first few deals.

However, I would submit that although a mentor is important, what is much much more important in this industry is to begin taking "money making actions" now. When those actions begin to turn into leads/appointments/deals under contract, THEN you can come back here to get some advice or research these forums for the answers, because most if not all of the answers have already been answered in these forums.

Would anyone else have any input on this? How do I know 100% for sure before closing that the tenant does not have a signed lease in place?? Thanks for any additional help.

Aaron, I appreciate the detailed response. I am sure the seller will sign an estoppel, but I know the Tenant will not sign. So, please correct me if I'm wrong, but if the tenant will not sign it, then I have no way of turkey knowing if there is or is not a lease in place. If I purchase the property and try to evict the tenant, what is to prevent the tentant from suddenly divulging a lease agreement?

It seems an estoppel would work very well if both the seller and the tenant sign it. Am I missing something Aaron?
