Hello fellow investors.  Though I'm very busy with work, I felt I had to come one here and warn as many people as possible about entering into a business relationship with Councial Glenn.  Councial has been interviewed by several well known Youtubers, which is how I found him.  The interviewee's and Councial himself tout him as being a successful Land Entitlement investor.  And, maybe he is.  However, I found out the hard way, that just because someone seems to be a trustworthy expert in the field, does not mean they are a good person to do business with.

About 6 months ago, I contact Councial Glenn on Facebook and he explained that he had a course, but that it would be better that I join his JV Partner Program, where I'd get the course, and he would agree to work with me to source Land Entitlement deals and negotiate them for me. I would fund the Land Entitlement with my own money and he'd keep 30% of the profits for putting the deal together and mentoring me.

Problem is that after I sent him $15k via Paypal, he very quickly began to show me that I could not trust him as a JV partner because he would not follow through on following up/negotiating with Realtors to land deals that I sourced.  When I called and texted him asking him for updates on our leads so that we could put one of them under contract, he ghosted for 10-15 days.  He ended up telling me he had to "leave the country".  When we finally did connect again, I told him that I can't enter into a JV partnership with someone who will ghost me on a whim and who also isn't following through early on with their end of the bargain.  In addition to this, the course itself was very very low quality and he did not give me access to the entire course until over 2 months after I had paid the $15k...even then I had to ask him multiple times to give me access before he finally did.  The course itself is not worth more than $50.

Long story short, I told him the least he could do is refund me half of what I paid and he quickly agree.  Weeks and weeks of excuses later and guess what?  I he never paid me back.  He just proceeded to give exclude after excuse, culminating in an iPhone screenshot showing me that he had $0 in his bank accounts.  I told him that if he's broke, he shouldn't be touting himself as a successful Entitlement investor and accepting monies for coaching.  He responded telling me that he has over 4million in real estate but no cash.  Lol.

If you're reading this and are considering doing business or entering into Councial Glenn's mentorship/coaching JV Program, think twice
.  I was told by another investor recently that Councial owes a lot of investors money, and that he's got a few law suits filed against him.  Not sure if that's true or not.  I hope my mistakes will help the next guy.  Integrity matters.  I lost $15k, but I could have lost a lot more by entering into a partnership on a large deal with someone who is willing to lie to me over and over again without remorse.

Matt, as disappointed past customers, we are not looking for a response from the owner.  We are simply WARNING others not to deal with AmplifyMyBusiness.  We don’t want others to loose money like we did... in addition to the stress caused by feeling scammed.

I've done business with them for the last 2 months and lost several thousand dollars in mangement fees and facebook costs...I DO NOT recommend doing business with them unless you want your credit card held hostage as mine was for over 3 weeks before they finally cancelled...see the Amplify My Business Review I wrote here

I normally do not write reviews about companies that I've done business with, however, I recently had such a bad experience with Amplify My Business, that I saw it necessary for others to be warned.  I will be brief.  For starters, the "actual" lead cost was double the lead costs that they tout on their website.  Also, the lead volume was extremely low.  This would normally be ok, IF I was running the facebook campaign on my own, but having spend over $3,000 for Amplify to manage the facebook campaign, there should have been many more leads that I was getting on a monthly basis (half of what they promised) and should have been getting leads for half of what I was paying.

So, I asked them to cancel my account with them and with facebook.  I was given the run around for over 3 weeks while they continued to run facebook ads with my credit card and they charged me for another month of management fees.  Finally when they agreed to cancel the account, they told me they'd only refund me a portion of that last month of management fees even though I asked them to cancel way before it was to be charged for the following months management.

I highly recommend that you NOT use Amplify My Business if you're looking for a Facebook ad management company. Using them has been a painstaking and expensive endeavor, with ZERO ROI due to extremely low lead volume and high lead costs (for leads of low quality).

@Joel Ortiz, what phone append provider does Sean recommend to use?  I'm currently looking for a reliable/accurate provider.  I just purchased Kent's "find motivated sellers" data/software plan. I was very hesitant to buy it, but I went ahead and did so based on the advice of many many top investors in this business.

FYI:  If you only purchase the Find Motivated Sellers Now monthly plan, you'll only be able to download 1,000 records/month...I learned the hard way...in order to download up to 15,000 records/m you'll need to buy there annual plan and pay upfront...it was about $2k...but for me, that's only 1/5th of a wholesale fee, so I believe it will more than pay off.  Besides quality makes the difference in this business.

Also, one other question that we commonly get from investors is:

What Is An EXCLUSIVE Lead?

Our system only sells a lead to ONE investor, it's never resold again...this eliminates most other competition for you...and it puts you in the driver's seat.

If you're a seasoned investor and you know you're about ready to start getting leads from us, please contact us here: http://www.needtosellmyhouse.com/investors/

Hey BiggerPockets Investors,

My name is James, a full-time investor in San Antonio, and owner of NeedToSellMyHouse.com. We rank in the top 3 spots for major keywords like: "sell my house" & "sell my house fast" in Google. We get ORGANIC, high quality leads from motivated homeowners all over the country.

We are currently looking for "experienced" investors in the New Jersey, Georgia, Michigan markets (and MANY more) that know how to convert quality leads...and are looking for another quality lead source.

You can go here: http://www.needtosellmyhouse.com/investors/ to get more information about our leads and to request to get your very own EXCLUSIVE leads that we receive every day motivated home owners that just want to get rid of their home.

Our original BiggerPockets Ad that we posted about our motivated seller leads was a hit. We had a lot of interest from investors all over the U.S...and some of them understand ROI and are already receiving quality leads via our site.

Common Questions:

Do we get leads from other States? Absolutely, we're also generating quality seller leads in Pennsylvania, Indiana, New Jersey.

What is the Cost Per Exclusive Lead? Prices range from $90-$250, depending on how competitive your market is...the average price per lead is around $150.
