Unlike most who have posted, I don't have a dog in this hunt - so here are my two cents - 

Working with an agent can be very valuable - and since you are new to investing, I would say using an agent could be the difference between success and failure - a good agent can save you thousands of dollars, and months of searching - not to say it can't be done effectively without an agent, but you will have a LOT of knowledge to acquire before you should invest your $...  When looking for an agent, I recommend finding someone who is also an investor... they should be able to guide you to strong rental markets and help you analyze the deal. Also, an investor/agent can possibly guide you through a rehab on a distressed property so you will be able to buy below market and gain equity when you bring the property to retail condition - The rehab process doesn't appeal to everyone, but if you plan to be a landlord,  you should know how to rehab a property - if you go with one of the Turnkey properties, plan on paying retail prices in exchange for not dealing with the hassle of the rehab - good luck

Plenty of info to grab in the form of education-  Real estate is a business where we are continually learning… Keep reading, keep talking about real estate with friends and like minded individuals, but the best way to learn is to get in there and get started....like  was previously mentioned there are literally hundreds of ways to invest money in real estate –  so the first step in the process is to figure out your niche or what type of an investor you want to be… Do you want to invest in other people's successes, do you want to be a landlord, or what?

 Good luck to you – and enjoy yourself… Real estate can be a lot of fun

You may have empty pockets now, but once your ability to generate money from thin air is focused on real estate, you will definitely need bigger pockets- take some time to read, discuss, and narrow your real estate goals (I like rental property) .... and save as much money as you can - good luck

The commercial air scrubber linked in the previous post will be what you need- BUT, in addition, you will need to clean the A/C coil and probably replace carpet, duct work - cleaning won't help - I had a smoked house and we re-painted every surface/primed with kilz, replaced carpet and cleaned coil and ducts--- smell was improved, but not gone until we replaced ducts- 

The air scrubber is a great starting point with a new project - it will remove 90% of the smell before you even paint-

The best advice I can give you to start investing-- you shouldn't have quit your stable job- yet... That regular W-2 income is the best tool you have to make buying property easy and painless

You will always continue to learn - keep reading, talk to others about their experience/ideas... But ultimately, the best way to learn is to get your hands dirty... Get out there and buy something... You will learn more buying your first rental property than you can in ten years of webinars.

Which one would you want to live in?  This took about 4 hours total (2 coats) and cost about $45 (plus the appliances and door hardware)- I did it myself so the only cost was the material.

It's an easy and inexpensive way to update - I would stain

I have used a gel stain in the past -  clean really well and you don't have to sand

I had a car in one of my living rooms - in researching if I had a claim, I spoke to a few attorneys- the consensus was "Allstate, that sucks" evidently they are the most difficult insurance company to work with and fight pretty hard to not pay - so, yes- I would definitely get an attorney if I were in your shoes- in my case I decided it wasn't worth pursuing a claim because they would have a pretty good argument that it was the drug dealer (and not the driver) who was at fault for placing a bullet in the drivers head- which caused a loss of control of the vehicle - never mind the fact that the driver was speeding off after a drug ripoff
