I know an agent here in The Woodlands who represented a bunch of Mexican clients moving their real estate holdings out of Mexico and buying in the valley... now they are moving out of the valley and buying The Woodlands ... I'm not sure exactly what it says about the market overall, but I hesitate to invest in an area others are moving from - I prefer to invest where people are moving to

Your calculations look good on the numbers you provided (I would buy those as a flip) but I still feel the need to question your numbers in general - you may be dealing with inexperienced investors who have HGTV type expectations, but I also question your experience - how accurate is your ARV? In that price point at that purchase price, every investor in the area should be jumping on those deals on MLS - in this market, a $120,000 retail finished product would sell in a matter of days.

I wouldn't quit my job no matter how successful your first flip was - rental property is the name of the game - passive income versus the earned income from flipping… Also Flipping can be feast or famine and where as rental property pays every month ...  I was in a similar situation and hated my 9-to-5 job, but once I focused on acquiring sufficient rental property to allow me to leave my job,  The stress of the job actually eased up a bit -  having that long-term goal made it easier to get up and go to work every day because I knew that I wasn't stuck there forever – as it turned out it only took me a few years to acquire enough rental property to pay my bills -  then, leaving a job I hated it was a very very easy decision ...

To me real estate investing means - rental property.

Sure there are probably a dozen websites you could use to access all of the stats you need to analyze reams of data to determine what I see driving down I-45 everyday - a lot of out of state license plates means new people moving to our great State - now I am not currently seeing as many non-Texas plates as I did a couple of years ago- and it reflects on the number of applications I receive on my properties and days on market- 

I know.... not really what you were looking for, but it works.

Welcome to the wonderful world of investing- I focus primarily in the woodlands, but with the projected growth of the area, it will be hard to go wrong- this is a great area to invest.

Because I love it!! I can't paint my stock portfolio- or build a deck on an investment acct- I enjoy finding a deal, I enjoy making the property attractive to a tenant- I love seeing rent checks deposited - and I really love that an investment that I can physically put my hands on actually helped me quit my job in my early 40's 

- I think my love of real estate investing began as a little kid playing Monopoly

if I were in your shoes and I knew I would be moving to the area within the next year,  I would just pile up my money in an account to use for your flipping venture  when you get there –
