@Brendan R.

We will find out shortly - at least two 40 yard dumpsters - The garage is stacked about 6 feet high

The thing I appreciate most about this photo is that the previous owner was very conscientious about always putting the toilet paper on the toilet paper holder – he's not the type of guy to leave a toilet paper roll sitting on the vanity top

Photos taken through windows - I haven't accessed the house yet - not looking forward to the smell

@Nate Barbee

So I'm replying to your post not to answer your question, but to comment on your statement about liquidity  -   WAY TO GO!!  It seems like I am FLAT BROKE at least once a year - I've come to believe that it means I am doing something right --- then again I may be completely wrong - as for your question.... In the big scheme of things whichever option you choose will not make a big difference

Two weeks prior to auction, this house looked like a wreck from the street. The grass hadn't been mowed in a year and trash was piled up from the driveway to the front door. Five days before the auction the HOA came in and cleaned up the trash and mowed the jungle. The only person bidding against me didn't drive by the property until two days before the auction so he saw it in its new sparkly shiny improved condition. Had the HOA not worked their magic, he likely would have considered the property vacant and perhaps peeked in the window to see this....

My guess is that he wouldn't have been very excited to bid and I could have bought it at opening bid... Damn HOA!!!
