 Hey Stephen – Ryan is a good seed to use for their winter – I just threw some down last week and it looks great – if you are planning to market the property in February, I wouldn't throw any seed down until the week before you expect  to have showings -  it comes in super fast

Hey Carlos - welcome -

A cash buyer is easy to find if you have the property .... But honestly  - and No disrespect intended here, Wholesaling is the last thing you want to be doing right now .... Everyone and their uncle is out there marketing to motivated sellers and some are spending small fortunes every month on marketing - You just can't compete with that - Thats not to say that you won't eventually stumble on a deal, but the odds are against you.  I would even go so far as to say that wholesalers aren't even real estate investors, but instead work at a marketing job.  My advise.... stay focused, save some money, and INVEST in real estate - long term buy and hold is the path to real wealth - take your time and set your goals on buying your first rental property - as an owner occupant if possible.

I believe you are referring to your debt to income ratio... If that is the case, you need to increase your income or reduce your debt- it's that simple. When you are using mortgages to purchase property, it is substantially easier when you have a solid W-2 income. Self employment or 1099 income is more challenging - also, get with a lender who works primarily with investors so they are appropriately including your rent income on property A
