Good afternoon Jessica,

If we understand your question correctly, one of the signers is out of the country and cannot appear before a Notary?

There are a few things to consider here:

1. Ultimately, this is the seller’s, signer’s or Lender’s responsibility to instruct the signers as to what to do, and how to do it--that should not be placed on you.

2. If the out of country signer is looking for a Notary one option may be to contact a web cam notarization company. Some Virginia Notaries have the ability to perform web-cam notarizations for signers in other states or in other countries. Currently, they are the only state, but there are a few sites or companies that contract these VA Notaries and the signer could contact one of these companies in order to have a remote notarization done.

Oversea notarizations are always tricky. I am a Notary commissioned in NYC and a member of the NNA. I took the liberty of submitting your question to their 24hr hotline, I'd rather not misguide you. You can also contact your secretary of state for help (Texas Secretary of State).I will update you once I get a response from the NNA.

@Aaron K. Definitely not family. They are the first to take advantage, Unfortunately. I believe I have a good sense of character, and when the time comes the process I will use to qualify them will be that of a stranger. Business is business no matter who it's with. I have no qualms about saying no, to anyone. Thank you for pointing that out though!

@Ali Boone Definitely in it for appreciation potential. I also have a few people that would be interested in renting, once I purchase a property. Even if I'm breaking even for the first year, I'll be in a great position for when the market jumps. There's a lot of movement going on. I'm specifically interested in South Bronx and Soundview area.

@Jennifer Han I never considered it seriously. The past few months I focused on finding a primary home to purchase. When I looked into Jersey City I didn't find anything in my price range that I liked. Also, my partners job doesn't allow him to live out of state. As far as the 401K, I don't have enough to make a difference. Thank you for your advice. I'm trying everything at this point.

@Ben Leybovich Thanks for the tips. Cash purchase may take a while. I’m keeping up with forums to see if I find a creative way to raise capital. Flipping sounds like an idea. However, I’m a little intimidated by the process.
