@Ron Flatt Thank You! Can you elaborate on leasing the property with option? Does that mean "rent to own"? Also, do you have any experience with owner financing? How can I approach an owner that isn't offering owner financing, and would it be ethical?

@Tan Mehedi Thank you! I know I can get an approval with a bank, it just expired this month. I re-structured my budget to start saving about $1,100 a month. But I get pretty impatient when I want to do something and become passionate about my decision. I’ve heard of people putting down as little as $2,500. So I don’t 100% believe it’s too little.  Do you think $10k is too little for what I’m trying to do (buy a fourplex)? If so, knowing what you know, what would you do?

@Robin First Thanks for your input! Since posting this earlier today I’ve been scowering the internet to find possibilities. I learned that NY is giving up to 25k grant to Forst time homebuyers, purchasing 1-4 family homes. I did have a pre-approval which just expired this month. I was too emotionally invested in the condominium I tried purchasing because I was living there. But alas, lesson learned. Gotta keep my emotions on Check! Going back to the Grant, I have to take a First Time Homebuyer course ($100). Once I receive the certificate, I can take it to a participating lender. Will keep looking for homes to possibly purchase in the mean time.

@Chris Grenzig I did think about that. Where I will  struggle is how I should pick someone. I’m almost certain I shouldn’t be just anyone’s partner. Any tips on how I can better decide/desipher the better partner?

@Jay Hinrichs sorry for taking so long to reply, I saw you were on episode 222 and decided to listen to it before replying. While watching it I did think of someone who may be willing to be a private money lender. Thank you for that suggestion. Open to any more suggestions and/or tips.

Hello Melissa! Welcome to BP. I think that question is really up to you to answer. Only you can make the best of it (or worst). I started with a free membership, a few days later upgraded to $9 a month. After attending my first webinar, I upgraded to pro, with a 20% discount.
