, definitely use an attorney who specializes in real estate or investing. Bring the forms you plan to use. Ask about the laws for your state when it comes to wholesaling (i.e. are bandit signs breaking the law etc.).

 Thank you. I did type my question into the search key before I asked the question however I mostly found answers pertaining to REA's not wholesalers. 

I am configuring podio right now and need to figure out what to put for a lead. I only have name, phone number, property address, type of lead (probate, absentee etc.), strength of lead (warm or cold). That's it. What else should I put?

When you do your due diligence on a property, what exactly do you DO? I am trying to create step-by-step instructions from beginning to end for how to actually wholesale a house and I'm stuck on this little tidbit.

The more detailed you are, the more appreciative I will be! 

@Troy Sheets  bahahaha! Both a hood lawyer and a good lawyer would be GOOD ( or is it hood??) ideas.

I am typing with one finger on an iPad which clearly results in me advising people to find hood legal representation. 

I thought it was common knowledge that you needs to find DEALS prior to finding buyers? I'm confused about how it's a chicken/egg scenerio. 

I'm doing most of my learning through BP and books reccommended to me by BP members so I've yet to come across any of these "GURUS" peoe are always talking about. I'm keeping my eyes wode open waiting for one though. 

Good for you!! We're DIY'ing our first direct-mail campaign and will be sending letters out come January. I am very excited as well... but also nervous. I have a lot to learn in that amount of time.

Holy cow, since when should a new investor plan for a twenty percent response rate?!? These are numbers I'd love to see!
