@Ben it sounds like you had an inspector look at the property and pass it but you still have a gut feeling that there are foundation issues. I would express your concern to the inspector and possibly hire a foundation specialist if you are not satisfied with the response from the inspector.

If you find out there are foundation issues I would get multiple quotes as I have seen contractors take different approaches to fixing the same issues with vast differences in cost.

I live in CA converted the living space above my garage and turned it into an Airbnb. I contacted my insurance broker and it cost me an additional $65.02 annually to get a Ryder for my insurance. You might want to contact an insurance broker and see what’s out there.

If the mortgage is higher than what the property is being sold for then the buyer or seller would need to make up the difference unless you can get the lender to take less than what is owed.

Great topic and love your attitude about respecting your wife and her desires.  There might be an opportunity to have it both ways.  Being intentional about how you spend time as a family is a great way to create memories and there are some fun things you can do as a family and as a couple that doesn't cost that much.  I would find some fun, creative ways to make some family memories.  It will allow you to work on the same creative muscle you will be using in your investments.

Other fun memories can be working on a project as a family and sharing your investment life with your kids.  Molding your kids mindset can have a generational impact that you both can share.  Depending on their age you can coach them on how to do ....... that fits within your investment model.

I live near Tuolumne City. Which is along the HWY 108 Corridor. HWY 120, which isnt to far away, will take you to Yosemite. I know a couple people who have Air BnB rentals in the Sonora and Tuolumne City area who get a lot of guest traveling to yosemite. They get Yosemite visitors during the summer and during the winter they get some visitors for Dodge Ridge Ski Resort. Pine Mountain Lake in Groveland is also nice, just remember to include HOA fees in your analysis. Best of luck.

We are renegotiating a lease with a Subway Restaurant Business and I was curious if there are any publications that discuss rent to gross sales percentages.  Currently the rent is about 12% of their gross sales and I am curious if that is too high or normal?  They are doing roughly $7,500 in weekly sales.
